LANDOVER, MD

6304 Sheriff Rd came to us from a now-repeat client after they were impressed by our work on the Seaforth St project.  This behemoth of a space boasts an impressive 350,000 square feet of mostly warehouse with a small portion of office space. Omega was hired to re-lamp the entire warehouse space with new LED lights, as well as apply fresh paint to all walls, ceilings and columns. This combination increased the overall visibility and brightness in lumens from 8 to 32 at the floor, a four-fold increase. This immediate improvement led to the landlord re-renting the space quickly to a new food-service client with per square foot rent rate increased due to the upgraded space.

Why OMEGA was the right contractor for the job.

Rehabs and renovations have become one of our strong suits. With our vast knowledge of new construction, we take that skill set and place it into older buildings in need of some TLC, bringing creative solutions to update their functionality. This build required us to come up with a cost effective solution to meet the requirements of the owner and we were able to do just that.

What challenges was OMEGA faced with on this job?

Older buildings, especially those that have been occupied by one tenant for most of its life, often present challenges and issues from heavy use and abuse over the years. This building's ceiling in particular was full of dust and debris that all had to be blown down and cleaned before painting, creating tons of extra dust and mess throughout the space. Sectioning the spaces off with plastic to control this was key throughout this process to ensure we weren't creating more headache and mess for ourselves or the owner throughout the job.
